GEARHART - The Gearhart Planning Commission met Wednesday. The commission gave tentative approval to the planned 17-lot Royal Chinook Estates subdivision, as long as development conditions are met.

The subdivision is east of Fifer Heights and south of Gearhart Loop Road. Also, because the development includes some steep-sloped areas, the commission directed that any construction on lots with slopes greater than 50 percent, would need engineered retaining walls.

The commission discussed the proposal from Owen Development for a 29-acre subdivision north of Gearhart Elementary School. The property borders a Residential-1 zone, which allows for a 10,000 square-foot minimum lot size. Because the development is close to a wetlands protection zone, several lots may need to be less than 10,000 square feet. The commission will gather more information before making a decision, City Administrator Dennis McNally said.

Also, a 7:30 p.m. Nov. 12 public hearing was set for a proposed Sea Ridge Estates subdivision to be located near 3685 Highway 101 North.
